In need of a phase i esa in Georgia?

If you’re planning a real property transfer, a phase i esa will be required. A phase i esa evaluates the condition of a property to satisfy the Comprehensive Environmental Response, Compensation and Liability Act of 1980 (CERCLA). Ultimately, the CERCLA aims to ensure that appropriate persons are held liable for environmental conditions prior to the transfer of land.

The review of the property and its environmental condition during a phase i esa may include:
· Title search
· Review of state/federal regulatory files and databases
· Review of photography of the site, including aerial or satellite photos
· Review of Sanborn Fire Insurance Maps
· Site reconnaissance
· Personal interviews from individuals who are knowledgeable about the history of the property.

Following the assessment, a detailed report discussing the findings will be provided. Additionally, any potential environmental impacts will be noted. Additional investigations may be conducted depending on the findings from the initial assessment.
