Through a Phase I Environmental Site Assessment (ESA), Georgia Oilmen’s Services can accurately assess environmental liability. Phase I ESAs are commonly conducted during property transfers in which potential or existing environmental contamination needs to be identified for the purposes of the Comprehensive Environmental Response, Compensation and Liability Act of 1980 (CERCLA).
Simply put, a Phase I ESA is considered the first step in due diligence prior to any property transfer in which environmental hazards might be present. Most frequently, Georgia Oilmen’s Services conducts Phase I ESAs for members of the banking and finance industry or real estate sector to determine the presence – if any – of environmental contamination on land or in water.
A variety of investigative services comprise a Phase I ESA and are necessary to legally document the environmental condition of a property and to clarify which party assumes liability for it. In the event that contamination is found, Georgia Oilmen’s Services may recommend a Phase II Environmental Site Assessment.
