Environmental site assessments in Georgia: Phase I and II
Environmental site assessments (ESAs) are divided into two phases: Phase I and Phase II.
Phase I Environmental Site Assessments
During the first phase, Phase I, Georgia Oilmen’s Services (GOS) researches a property prior to a real property transfer. The purpose of this research is to identity any existing or potential environmental liabilities. It’s important to note that our procedures conducted during a Phase I ESA are done so in accordance with the standards outlined in the “Standard Practice for Environmental Site Assessments: Phase I Environmental Site Assessment Process,” designation E-1527-93. It is published by the American Society for Testing and Materials (ASTM).
Phase II Environmental Site Assessments
If Phase I yields evidence that warrants additional research, then GOS may initiate a Phase II ESA. Typically, Phase II ESAs are conducted when Phase I reveals the potential for pollution in soil, groundwater or surface water. The overall purpose of Phase II is to more accurately diagnose the environmental condition of the property, specifically outlining potential contaminants. Samples of soil and water are taken, and a detailed report is provided to outline findings and any suggestions for remediation.
